Inspection Service Descriptions


Drive By

A drive by inspection is, as the name implies, a drive by the property of interest.  This can be either a residential or commercial property of interest.  A photograph of the front of the property, surrounding properties and general views of the street are taken.  The area around the property is investigated for potential issues that could affect the value of the property and a synopsis is provided of what is found.

This type of inspection is mostly used by Investor's who generally live a great distance from this area and are interested in a property, or a number of properties in this area.  It can also be a handy tool for local Investor's who do not have the time to perform a drive by of interesting properties.  For Investor's who own the property it can be used as a means to verify occupancy and obtain a general idea of the upkeep of their property.

Walk Consultation

A WALK Consultation is available generally to Investors who are not yet in escrow on the property.  It can however be used after you have made an offer on the property just as an added precaution for issues you may not be aware of.  It is specifically meant to identify major, visible problems with the property.  There is no detailed written report involved with this inspection. I talk, you listen, you ask questions, you make notes. This service can be customized to cover any or all areas that you are interested in.  You do not need to cover areas or items that you already feel comfortable with.  If required you will be provided with the standard Texas Real Estate Commission REI-7A-1 report form but it will be pre-printed with a standard departure clause in all sections and no annotations of issues found.

This is a very good tool for Investors with multiple properties that they are interested in making offers on.  Usually I meet you at your office and we can drive together to each property.  This allows us to discuss the properties not only at the property location but also between properties.

I also understand the busy schedules for Investors today and that you may desire a quick review of a property as it may be only one of many you are considering.  This type of inspection is intended to be performed with you present thus allowing you to annotate and note the issues found.  If this type inspection interests you, but you are unable to attend in person, please speak to me about a more flexible "Basic Inspection" described below.

Basic Inspection

This is a popular inspection and is intended only to look for major issues that are readily visible. This is different from our "Walk Consultation" as we do spend more time with the property in an actual inspection and you do receive a report with pictures of issues found in areas not readily accessible. It does not however cover such items such as full attic walks, full roof walks, appliance testing and other inspection aspects such as crawl space inspections. I do offer the ability to add more in-depth inspections of specific areas such as structural, electrical, plumbing, heating/cooling, and crawl spaces. In this way you are not paying to inspect areas that you are already comfortable with. The additions are charged at a nominal extra fee and one or more can be selected.

The BASIC inspection is best for Clients needing just the basic, major defects because they will be perfroming major renovations of the property, they are a general handyman or other person familiar with many of the other conditions that occur with properties.

The "Basic Inspection" is also intended to be a flexible alternative between the "Full Inspection" and the "Walk Consultation".  I can customize this inspection to meet your needs and budget.  Whether it is one property, or multiple properties, you need inspected then this may be a viable package for you.

This inspection is not recommended for first-time property investors. Instead we recommend the Full Inspection which covers the property in much more depth.

Basic Inspection Of A property Without Utilities On

Many times an Investor finds several properties of interest but one or more might have been winterized and utilities have been shut off. It can be tedious and time consuming to have utilities turned on and the  winterization removed.  This may result in the loss of other deals that may have been better, but on hold for the results of this property inspection.

Quite often we can still identify major issues or the signs of potential or major issues by performing a straight visual only inspection.  This can be a relatively inexpensive and quick method to determine if this property meets your initial needs.  If you choose to purchase this property, when utilities are connected I will be happy to return and perform a full inspection and apply this fee to the cost of the full inspection.

Full Inspection

A Full Inspection encompasses every possible aspect of the property and surrounding grounds. Every safe area to access is inspected including full attic walks, full roof walks, crawl spaces, etc. This is the premium inspection package and takes the most time and care to perform. A complete report is generated along with additional research for items such as recalls, other common issues and more in depth explanations of the issues found. This inspection far exceeds the TREC minimum inspection standards and is for those who want to know everything possible about the condition of the property they are considering a purchase of.

Infrared Thermal Imaging

The human eye can only see what is visible.  Infrared thermal imaging has the ability to help discover more about the home you are buying or selling. Thermal imaging is quickly becoming popular with home buyers.  Are you prepared for what the buyer's Inspector will find with infrared thermal imaging?  For more detail about infrared thermal imaging and the services I provide please click here.  Thermal imaging can be contracted for on a stand alone basis or in conjunction with your full property inspection. Standard infrared thermal imaging services are discounted when ordered in conjunction with your full property inspection.

Punch List Creation    

Our job as an Inspector is to find functional issues with your property and not aesthetic issues (cosmetic issues such as scuffed paint, minor broken hardware, misaligned cabinet doors, cracked tiles etc., etc.). If these cosmetic issues are signs of other more significant issues we will report them along with the issue they represent. In general, most cosmetic issues have no bearing on the functionality of your property and will not be reported. However, these cosmetic issues can be expensive to correct individually, or with many issues found. Knowing about these will help you make more informed decisions during purchase negotiations.

The Punch List Creation is an add-on service to the "Full Inspection". For an additional fee I will inspect for, and document, the cosmetic issues with your property. Documentation will include approximate measurements, sizes, make and model numbers of the areas and items affected. A separate list is created that you can use to email or fax to trades persons, or others, for repair estimates. When needed, photographs of these deficiencies will also be provided in this separate list. Many trades people can provide better estimates with photographs of the issue.
