The trend for buyer's to hire Professional Inspectors has increased significantly. Currently over 60% of sellers now use the services of a Professional Inspector. In a "Buyer's Market" you need all of the information possible to negotiate a maximum price for your property! It is in your best interest to know what the Inspector will find before the buyer's inspection.
This type of seller inspection is generally referred to as the "Pre-listing Inspection". Although the name implies the inspection be performed before listing with an agent, it is never to late for an inspection, even after the listing has been placed. Having an inspection performed may help in many ways:
- Your property's condition is reviewed by a professional and unbiased Professional Inspector.
- We will help you identify possible needed repairs which may:
- Allow you to hire your choice of contractors and obtain fair repair pricing before repairs become a negotiating issue.
- Provide you information to successfully price your property.
- Prevent delays at closing.
- Reduce your liability by Identifying safety concerns or hazards requiring immediate corrections.

Inspection Service Descriptions
An Oral Consultation is specifically meant to inform you of major visible problems. This Oral Consultation can be performed before you list your property or at any time during the listing period. Oral Consultations can help you prepare for the buyer's offer. It might also help you understand why you may have had inquiries and showings but no offers, or no serious offers.
There is no detailed written report involved with this inspection. I talk, you listen, you ask questions, you make notes. If required, you will be provided with the standard Texas Real Estate Commission REI-7-2 report form but it will be pre-printed with a standard departure clause in all sections and will not list any comments for issues found.

This is a popular inspection and most closely resembles the inspections performed by my competition. It is intended only to look for major issues that are readily visible and covers the basic requirements as specified in the Texas Real Estate Commission Standards of Practice (SOP). This is different from our "Oral Consultation" as we do spend more time with the property in an actual inspection and you do receive a report of issues found in areas not readily accessible.

A Professional Inspection encompasses every possible aspect of the property, surrounding grounds, and every safe area to access is inspected. This is a more in depth inspection package and takes the most time and care to perform. A complete report is generated along with additional research for items and more in depth explanations of the issues found. This inspection far exceeds the TREC inspection standards and is for those who want to know everything possible about the condition of the property they are selling. This level of inspection and reporting can also be a powerful marketing tool to help you sell your home!
It is understandable that a listing can remain on the market for and extended period of time. During that time your property condition can change, and the initial report will become outdated. In the event that your property does experience a lengthy listing I will, at your request, return every 120 days to review the report with you. If a new report is required to reflect current conditions it will be provided. This is offered at no additional charge. If you desire more frequent reviews they can be arranged at a very nominal cost, below full inspection fees.

The human eye can only see what is visible. Infrared thermal imaging has the ability to help discover more about the home you are selling. Thermal imaging is quickly becoming popular with home buyers. Are you prepared for what the buyer's Inspector will find with infrared thermal imaging? Thermal imaging can be contracted for on a stand alone basis or in conjunction with your property inspection. Standard infrared thermal imaging services are discounted when ordered in conjunction with your property inspection.

Our job as an Inspector is to find functional issues within your property and not aesthetic issues (cosmetic issues such as scuffed paint, minor broken hardware, misaligned cabinet doors, cracked tiles etc., etc.). If these cosmetic issues are signs of other more significant issues we will report them along with the issue they represent. In general, most cosmetic issues have no bearing on the functionality of your property and will not be reported. However, these cosmetic issues can be expensive to correct individually or with many issues found. Knowing about these will help you make more informed decisions during the negotiations with the buyer.
The Punch List Creation is an add-on service to the "Professional Inspection". For an additional fee I will inspect for, and document, the cosmetic issues in your property. Documentation will include approximate measurements, sizes, make and model numbers of the areas and items affected. A separate list is created that you can use to email or fax to trades persons, or others, for repair estimates. When needed, photographs of these deficiencies will also be provided in this separate list. Many trades people can provide better estimates with photographs of the issue.
